Locally owned and run A photo every time we come by No management fee, ever

Your neighbor,
not a national chain.

We live here. We know these streets.

Tideline Co. is one local person, not a franchise and not a call center. When you call, you're talking to the guy who's actually going to be at your house. No phone tree, no "let me transfer you."

I know the trash schedule because I deal with it too. I know which streets get picked up Monday and which ones run Thursday. I show up because this is where I live, not some territory on a map.

Why Tideline Co.

Made for owners who can't be here.

01
You get a real person
The number on this site is my phone. You text me, I text you back. That's the whole system and it works.
02
A photo every time
I snap a quick photo of your cans out at the curb and back at the house, so you never have to wonder if it got done.
03
No cut of your bookings
Property managers take 25 to 40 percent of what you make. I charge one flat price for the summer. You keep the rest.
04
Handyman stuff too
Something break between guests? Text me. I'll get you a price that day and work it in around your bookings.
The Reality

Running a beach rental from out of town is harder than it looks.

Guests just leave the trash.
Cans overflowing, bags on the driveway, pickup missed. A neighbor calls the city about it and guess who gets the fine. You do.
Your cleaner won't touch it.
They're in and out fast on turnover day and trash isn't their job. And leaning on a neighbor to do it only lasts so long before it gets awkward.
Then something breaks.
Drain clogs up right before a check-in. A light burns out. You really don't want to drive all the way down for that, and now you won't have to.

Stop worrying about trash day.

Shoot us your town, address, and how many cans you've got. We'll get back to you that day.

New for 2026
Out of town while work's getting done?
When you've got a contractor at the house and you can't be there to watch, we'll go check on it, take photos, write up what's done and what isn't, and send it over. Saves you the drive and the worry.
Summer plan customers get bumped to the front. If you're already signed up for the season, you're first in line whenever you need something. Same-day price, next opening on the calendar.

"honestly didn't think this was a real service until my realtor mentioned it. we've had the house 3 summers and trash was always a thing — guests just don't do it. signed up in april, haven't thought about it since. he texts me a photo every week which i didn't even ask for but love."

"used another local service for two years and switched this season. night and day. the other one would just... not show up sometimes. tideline sends a photo every single time and actually responds when i text. seems simple but apparently it's not."

"had some work done on the house while we were back home and asked tideline to check on it. sent back a full report with photos — caught two things the contractor had basically skipped. would never have known. saved me a trip AND probably close to $1500 in rework. cannot recommend enough."

"was paying a property manager a cut of every booking basically just for stuff like this. switched to tideline this year and honestly the service is better and i'm keeping way more. if you're self managing your airbnb just do it. no brainer."

"needed a few things done before the season — tvs mounted, ceiling fan, some other small stuff. he came out and knocked it all out in one shot. fair price, sent before and after photos, no drama. my husband was like 'who is this guy' lol. definitely using him again."

Founder & Owner
Tideline Co. · Rehoboth Beach

"I grew up around here. I know which streets run Monday and which run Thursday without having to look it up. That's not something you can outsource."

Just a local guy. Not a franchise.

Here's the deal. If you own a rental down here but live a few hours away, your options have basically been: pay a big property management company a huge chunk of every booking, or try to juggle it all yourself from home. Neither one is great.

I'm a Delaware kid, finishing up a finance degree at UD this spring. My family's been running rental properties for years, so I've done all of this myself. I've cleaned the places, fixed stuff at midnight, and dragged the cans to the curb more Sunday mornings than I'd like to admit. That's really what this whole thing is built on.

I started Tideline Co. for owners who just want somebody local and dependable who'll do the job right, without taking a piece of your rental income or putting you through a phone menu. You text me, I answer, I show up. That's it.

This is home for me, so I'm not going anywhere.
